The FHA Section 184 loan program is designed to help Native American and Alaska Native families achieve the dream of homeownership with flexible guidelines and affordable options.
Who Is Eligible?
You may be eligible for an FHA 184 loan if you meet the following requirements.
1. Tribal Enrollment
- You must be an enrolled member of a federally recognized Tribe.
- Documentation of enrollment (Tribal ID, Membership Certificate, or other official document) is required.
2. Primary Residence
- The home must be your primary residence.
- Second homes and investment properties are not eligible.
- You must intend to occupy the home as your primary residence.
3. Eligible Property
- The property must be located within federal trust land or on approved restricted land.
- Must meet HUD's property standards.
- Existing homes, new construction, and certain repairs are eligible.
4. Income Limits
- Your household income must not exceed the applicable HUD Area Median Income (AMI) limits.
- Income limits vary by location and household size.

5. Credit Requirements
- You must have a satisfactory credit history.
- Generally, a minimum credit score of 620 is required.
- Other factors in your credit profile will also be reviewed.
6. Debt-to-Income Ratio
- Your monthly debt payments must meet FHA guidelines.
- Front-End Ratio: Typically up to 31%.
- Back-End Ratio: Typically up to 43% (compensating factors may allow higher ratios).
